Do I Need a Building Permit

When building new homes or room additions you will need a building permit. On smaller projects such as kitchen and bathroom remodels, it's not always clear if you need a building permit for the work. The IRC (International Residential Code) 2006 defines the need for a permit as follows:

R105.1 Required. Any owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system, the installation of which is regulated by this code, or to cause any such work to be done, shall first make application to the building official and obtain the required permit.

Here are some general guidelines to follow that will help you determine if you need a building permit.

1. Modifying any plumbing sanitary sewer lines that are not exposed (i.e. inside walls, ceilings, attics, foundations, and yards) will require a permit.

2. Modifying any plumbing water or gas lines that are not exposed (i.e. inside walls, ceilings, attics, foundations, and yards) will require a permit.

3. Any electrical work other then changing out existing light fixtures, switches, and outlets.

4. Replacing the entire H.V.A.C. system including equipment and ductwork.

5. Modifying any existing structural framing.

6. Pouring concrete slabs/foundations and patios. Some local municipalities require stamped and sealed foundation plans from a structural engineer. Engineers typically charge $300-$600 for this service.

7. Installing any structures on your property such as fences over 6 feet tall.

8. Replacing a roof based on your local municipality. Some municipalities do not require a permit for roofing.

*Note: Ordinary repairs to your plumbing, electrical, and HVAC systems will not require a permit as long as you are not cutting away any walls, removing structural beams/supports, or changing the any required means of egress.

Here are a few things to keep in mind when planning your project. If you need a permit, add a budget line item for permit fees/inspections and re-inspections. The cost of permits vary from each municipality and are generally determined on the dollar valve of the project and/or the scope of the work. Permits will increase the time it takes to complete your project. Once you have your permit in hand, the municipality will typically tell you what inspections your project will need. The general rule of the thumb is to add 1 day to your project timeline per each inspection that is required. Additionally, add a few extra days, to account for any re-inspections, just in case you fail one. Municipalities will sometimes require that you make upgrades or correct previous work that is subpar or not up to code. It's a good idea to add some money in the budget for these unforeseen items.

Permits are not just another avenue for the municipality to generate revenue. Permits are in place to enforce minimum code requirements, good workmanship, public safety, and proper licensing of contractors as required. Overall permits are good for the consumer and in most cases required by the municipalities ordinances. Remember to always check with your local municipality if you're not sure if you need a permit prior to starting any work.

Central Vacuum Systems For Your Home

What is a central vacuum system? A central vacuum system is made up of a group of inlets that are connected via piping to an integral power and canister unit. The inlets are generally wall mounted, but can also be floor mounted. Each inlet allows you to vacuum 700 to 800 square feet. A flexible hose, approximately 30 feet long plugs into the outlets. Numerous types of suction heads are available to connect to the end of the hose, including power beaters.

The power/canister unit is usually mounted in a garage or basement.

Most handymen can install a central vacuum system, without the need for professional assistance. The most complex part of the installation is physically running the two inch plastic piping from the power unit to the inlets.

There are many reasons to consider the installation of a central vacuum system for your home:


  • Relieves Allergy Symptoms: As the power unit and canister are mounted outside of the living area of the home, exhaust air from the vacuum is not circulated back into the room being vacuumed which substantially improves the air quality in the room. Coupled with good filtration, many manufacturers are using HEPA filtration, almost 100% of the contacted dirt, dust mites, pollen, dander, and other allergens are removed and contained.
  • More Power: Central vacuum systems deliver up to five times more suction power than conventional upright or canister vacuum cleaners. More suction equates to better overall cleaning.
  • Larger Canister: The canister that is attached to the power unit holds as much as six gallons of dirt, 10 times more dirt than conventional upright or canister vacuum cleaners. You can vacuum longer without the inconvenience of changing bags or emptying canisters.
  • Convenience: Have you ever tried to vacuum a ceiling fan, drapes, blinds? Usually the hose is not long enough, even with the extension pipes you end up lifting the vacuum cleaner in the air in order to reach the corners and tops. With the long hose associated with a central vacuum system, reaching corners, ceilings, and other difficult areas is easy.

    Have a multi-story home? Then you have faced the inconvenience of carrying your vacuum cleaner up and down stairs, not to mention the difficulty in actually vacuuming stair cases, usually it means trying to position the vacuum on the steps in order to reach all points.

  • Quiet Because the power unit is not in the living area of the home, there is far less ambient noise when vacuuming. You can hear the phone ring, listen to music and answer the front door.

Solar Energy

No matter what you may have heard, solar energy is the wave of the future, in large part because of its utter simplicity. A photovoltaic, cell collects energy from the sun, and that energy is converted into electricity without the use of chemicals, liquids, or moving parts. It's that easy.

A number of solar cells are generally linked together on a solar panel, hooked up in series to allow all the cells to work in unison. The energy that's generated is then stored in a battery, in the form of DC current. Since most household appliances run on AC current, the electricity is then converted to AC current by a device called an inverter.

The efficiency of photovoltaic cells has improved a great deal over the past few years, but it still would take a huge array of panels to run your entire house with solar power. Even so, it's still possible to use solar to power at least a portion of you home at a relatively minimal cost. For instance, you could power your home computer and a few other small electrical appliances using a system that costs about $1,000.00 to have installed. At the moment, solar systems generally cost about $10.00-$12.00 per watt.

Since it's totally renewable and doesn't pollute, it's easy to see that the future of solar power is so bright. If we could harness just one hour's worth of the suns total solar power every day, we'd have enough energy to fuel the entire planet's energy needs for a whole year. That's an amazing amount of potential power, and it's just waiting for us to tap into it.

As photovoltaic cells continue to improve, the cost of solar energy will keep coming down, and eventually, it will become economically feasible for everyone to switch to solar. Enormous amounts of money are being poured into solar research--some of it from seemingly unlikely sources, such as a number of major oil companies. However, that shouldn't really come as a surprise, because they can see the handwriting on the wall as well as anyone, and it's clear that they, like most forward thinking people, understand that the future of the world's energy lies in solar power.

Who Else Wants To Make Money With Adsense?

Its amazing to think that kids in high school are making thousands of dollars every month with Adsense.

Not just kids but housewives, retirees, mom and dads, who are just staying at home and have never made a dime on the internet have created full-time incomes by simply placing Adsense ads on their web site or blog.

These are just some of the super Adsense earners. You have possibly read their stories as they are among the few who are on their way to making millions just by using Adsense on their websites.

Anyone, any age and gender can become successful at earning an income using Adsense as long as they set it up right they can't go wrong. How does one go about this Internet advertising?

Choosing the Right Sunroom Contractor

After you have made the decision to invest in a sunroom for your home and have done the appropriate research into the cost of materials and labor involved. you will then need to find a sunroom contractor to do the work. A reliable contractor will be licensed in his or her state of practice and will also be insured and bonded. Should the unfortunate incident arise. this will allow you to seek recourse for work that is improperly or incorrectly carried out as well as protect you from being liable for accidents or damage to your property while the work is being done.

This should be a no hassle situation and is merely an attempt to gather quotes from various companies so you can get the best deal. Be sure to have each contractor break down their quote into materials. labor and other costs so that you can accurately compare quotes. Remember to ask about any warranty or guarantee for the work offered. This can be a major deciding point in who you choose to be your contractor!

Comparing Notes

When you have the quotes in front of you. now you can decide for yourself which contractor will work best with your needs. Which contractor guarantees their work or provides the best warranty? Which contractor uses the best energy efficient materials? Who uses what types of doors and windows? This can seem like a tedious mess to sort but in the long run when you have invested your thousands of dollars with the right contractor. you will know without a doubt that the time you invested in research was definitely time well spent!

Repairing a Leaking Toilet - Home Repairs

Let me explain how a toilet works. First when you go to flush the toilet a little arm pulls a rubber flapper up and lets the water drain into the toilet bowl. The water draining into the toilet bowl forces the old water out along with the number two or number one waste and extremities.

If the toilet sounds like it is running there is a good chance that the seal between the rubber flapper and the plastic rain at the bottom of the toilet is broken somehow. The sound you are hearing is water running around this ring and in to the toilet bowl.

This leak is actually causing no damage to the toilet itself but is wasting water. Hence the water bill will be a little higher if you don't fix the leaking toilet. The best way to find out if this is actually your problem is to take the toilet tank lid off. Then stick your hand down into the toilet bowl and press gently on the rubber flap.

If the water stops leaking or starts running faster this is your problem. Turn the water off to the toilet. There will be a shut off valve on the wall under your toilet bowl in the bathroom. After you turn the water off removed the plastic flap and examine it.

You will be looking for a warped toilet flap or of some sort or grooves on the flapper itself. Take the toilet flapper down to your local home improvement store and buy a new one. Go home and replace the new toilet flapper and this should solve 90% of your leaking toilet problems.

There is one more thing it could be. With the toilet tank lid off, check to see if water is overflowing into the little round plastic pipe. This plastic pipe should have a small hose running from the float valve assembly into it.

If the water is over flowing from the toilet tank into this little plastic pipe you will need to adjust the float.

First thing you will need to do is while the toilet is running lift up on the float lever arm. If the water stops you can simply bend the metal arm of the float lever. The purpose of bending the arm will force the float deeper into the water there for stopping the water from rising over the small tube in the center of your toilet.

There are few parts to a toilet and most parts can be purchased at your local hardware or home improvement centers. Toilet repairs like this can be made simple and the parts used to replace are inexpensive.
